Commerce grew up as Harmony Grove, a cotton mill town, and that history is still written on its exteriors. The streets around downtown and the old mill village carry clapboard, painted wood and brick from the early 1900s, much of it recoated so many times the film has gone thick and brittle and is ready to release. Subdivisions off Highway 441 such as Austin Ridge, Northwood and Brentwood Estates are vinyl, brick and fiber cement built from the 1980s on. Hot Piedmont summers, hard UV on south and west walls, spring pollen and red clay dust work on both. Brittle old clapboard does not need another paint film. It needs a ceramic one, laid down at 10 to 12 mils minimum, roughly the material of ten paint coats in a single pass, that stays elastic once cured and holds the boards instead of splitting over them. Backed by a 25-year warranty a seller can sign over, it ends the recoat that used to come due every three to five.
