Waterfront and near water homes behave differently, and Flowery Branch has a great many of them. Along the Lake Lanier coves at Harbour Lights, Newberry Point and Four Seasons on Lanier, siding stays damp under tree cover while lake facing walls bleach in full sun and shaded sides grow algae. Inland the picture changes. Sterling on the Lake, Royal Lakes and Deatons Crossing are 1990s through 2010s construction in fiber cement, vinyl and brick, where builder grade paint on HardiePlank tends to chalk and fade by year eight. The depot district on Main Street adds a third case, original wood siding recoated for more than a century. One ceramic system answers all three, because thickness does the work: a film of 10 to 12 mils at its thinnest, eight to ten paint coats compressed into one, bonded tight and elastic enough that it will not chip at a butt joint. Coat once rather than every three to five years, and hand the fully transferable 25-year warranty to whoever buys next.
