Georgia
A university town on the coastal plain has its own exterior problems. Georgia Southern gives Statesboro a large stock of rental and investor owned houses, where a repaint every three to five years is a standing line item rather than an occasional one. The climate compounds it: humidity from March through October, daily afternoon storms, heavy pine pollen, and enough tree cover on older streets to keep mildew and algae growing all year. The 1910s and 1920s bungalows in the South Main Street historic district are wood. Woodlawn Terrace and the mid century blocks near downtown are brick and painted block. Georgian Walk near the heart of town, and Grimball Pointe southeast off Highway 67, are vinyl and fiber cement. Rhino Shield is a ceramic coating built up to 10 to 12 mils at minimum, where eight to ten coats of paint would be needed to equal it. It clings to the wall and gives with it, so nothing chips or peels, that line item goes away, and the 25-year warranty is fully transferable when the property changes hands.
